Reservation process

1.   Our rental price includes exclusive use of the property, use of water, electricity, gas for cooking and hot water, internet access, cleaning before your arrival and linen (sheets, pillow cases, bathroom towels, pool towels and tea towels) each week for the number of guests stated.  Please make use of produce from the vegetable garden.

You’ll also find a courtesy bar of soap and a toilet roll in each bathroom, a roll of kitchen towels, dish soap, soap powder for the washer and dishwasher to get you off to a good start - naturally, you'll need to shop for further supplies as your holiday progresses.

2.   Housekeeping is provided for three hours per day for five days. There are no additional charges other than heating in the cooler months.

3.   The villa is usually let Saturday to Saturday, but, arrival and departure dates can be flexible.                      

4.   In order to book, please submit a booking enquiry first. The firm booking is only guaranteed by deposit. If there are more than 8 weeks before your holiday, a 20% deposit is due on booking with the balance payable 60 days before arrival; if you are booking less than 8 weeks before your holiday, the full rent is due when booking. Upon receipt of your booking, we will confirm it by email within 24 hours. Instructions for arriving at the house and obtaining the key will be provided upon receipt of the full rent.

5.   Arrival is usually between 3:00 and 4:00 pm to allow time for cleaning, unless a different time is agreed.

6.   Departure should be by 10:00 am. You are responsible for leaving the property reasonably clean and tidy, as time is limited for preparing for the next guests.

7.   Under no circumstances may more people stay at a property than the maximum number booked without prior agreement. No pets are allowed.  The villa owners cannot be responsible for any loss or damage resulting from, but not limited to, delayed flights, lost baggage, acts of war or civil unrest, insurrection of revolt, animals, insects, strikes, criminal or terrorist activities of any kind or missing departure to villa due to such circumstances.  Guests should note that the villa is located in a rural area at least  a fifteen minute drive from the nearest hospital, which is a regional facility.  (Our local manager will assist in case of any emergency.)

8.   Extra domestic help, cooking, or babysitting can be arranged privately with the housekeeper.

9.   You will find a welcome package of a simple lasagna dinner, salad, and fruit with wine, and supplies for a continental breakfast of bread, jam, coffee, and tea along with basic staples such as sugar, salt, pepper, spices, milk, and flour included in the price.

10.   Final cleaning is included in the price.

11.   If there should be any small problems, you should first consult the House Book and follow its advice. If this does not solve the problem, you should contact the housekeeper or local property manager who will have greeted you at arrival and provided you with contact information. We make every effort to ensure the villa is maintained to a high standard, however we cannot be responsible for power cuts, interruptions to main water or similar problems clearly outside our control.

Cancellation Policy

Should you have to cancel, we will do our best to re-let your week(s) and give you a full refund less a handling charge to cover our costs. (If we have to discount the price in order to rent the period, we cannot refund the amount of the discount.) However, if the week(s) should remain un-let, we will be unable to give a refund. For this reason, we suggest you to take out holiday cancellation insurance such as Travelguard or other. You are also asked to take out personal holiday insurance to cover such matters as travel, loss of money or belongings, accident, injury and medical expenses as the use of a property is entirely at the client’s risk.
