La Collina is a spacious luxury villa located near the medieval Umbrian hilltown of Todi. The layout of the villa is ideally suited to accommodate both smaller groups of four to ten (main house) or large gatherings of up to twenty people (main house, private studio and  guest cottage.) Every bedroom is air conditioned. There is WIFI throughout.

The main house, studio and guest cottage each provide space for social gathering and for private moments and almost every room offers an extraordinary view of the Umbrian hillside with the silhouette of the Cathedral at Todi.

The kitchen is fully equipped with modern appliances and opens onto a loggia with a large table, and also onto a vine-covered pergola also with tables.

There is a game room with a billiards table, ping pong table, and board games, bocce, badminton and croquet for outdoors.

Relax or swim laps in the 16-meter (~50 ft) infinity/waterfall swimming pool with panoramic views of Todi and surrounding hillside.

Accommodation Summary

Main House  Four  bedrooms, each with ensuite bathroom. Two bedrooms with king size bed each plus a single bed each, one bedroom with queen size bed, plus the loft bedroom with three single beds. Downstairs are the kitchen, breakfast room, games room (billiards and ping pong), downstairs queen bedroom with bathroom,  ‘powder room’ bathroom and laundry room.  Upstairs is the TV sitting room, the master bedroom and bathroom with balcony, the view bedroom and bathroom and the loft bedroom and bathroom.

Private Studio Cottage  This private bedroom with ensuite walk-in shower bathroom is a short distance from the main house and adjoins the guest house through a covered walkway but is completely separate.  It is only rented in conjunction with the main house.

Guest House  This is a self-contained three bedroom house on a hill with entrances both upstairs and downstairs. It is only rented in conjunction with the main house.

Main House

Ground Floor

Queen bedded room with French door to north patio with ensuite bathroom, walk-in shower with grab bars and stool.  Lovely quiet room especially for someone who wants to get up early and go into the kitchen or out for a walk, jog or swim. It is the only bedroom downstairs in the main house.

*Notes for mildly disabled: No steps to reach this bedroom. Doors accommodate most wheelchairs. There is one step into the living room/kitchen level and otherwise there are few essential steps. If needed a person can exit the front door and walk or be wheeled on the gravel path to the pool area. One step to the pergola. Two steps down to the loggia.

Living room/dining room with three French doors leading onto vine covered pergola with views over Todi and Umbrian hills. The dining room table seats 10-12.

Fully equipped kitchen including breakfast nook with heavy chestnut table for eight with two French doors leading onto both pergola and loggia.

Laundry room with washer and dryer, iron and ironing board and laundry sink. Clothes rack and drying line.

Powder room-guest bathroom with sink and toilet.

Games room with full billiards table, ping pong table, assortment of board and card games, croquet set, bocce, football, soccer ball, frisbee, a few pool toys   and various puzzles for small children.

Covered loggia with table for eight to ten with lovely views of Todi and the surrounding hills and valleys.  An extension can be added to allow seating for sixteen to twenty.

The vine covered Pergola with lovely views has two round tables each seating  four to six, along with two lounge chairs. The glass topped table by the swimming pool seats ten.

Upstairs

Master bedroom- king size bed (could be two singles) plus a single bed, ensuite bathroom with walk in 4 x 3 foot travertine shower and a deep tub, private balcony with views. Bedroom has north views over hillside and olive grove and south views over drive.

TV room with sofa, a loveseat and large armchair, TV, DVD multi-system international player (this will play DVD’s from most countries), VHS player, some DVD's , lots of current books, older random titles as well as classics and guide books.

View bedroom- king size bed (could be two singles) plus a single bed, ensuite bathroom with 3 x 3 foot walk-in travertine shower and a tub. This bedroom has special view from every window. There are views over valley to Todi even from tub! Bedroom views west over valley and north over hillsides and olive grove.

Kids or singles room- two single beds  in a loft and below another single bed and a sofa which converts to a single bed  (and a trundle bed below the sofa). House rule no small children in loft without supervision. Ensuite bathroom with a 6 x 3 foot shower.

Private Studio Cottage

This private bedroom is a short distance from the main house and adjoins the guest house through a covered walkway but is completely separate.  It is only rented in conjunction with the main house.

It comprises a king bed room (could be twins) with an ensuite bathroom featuring a walk-in shower. There are lovely views over the Umbrian Hills through three arched French doors. 

Guest House

This is a self-contained three-bedroom house on a hill with entrances both upstairs and downstairs. It is only rented in conjunction with the main house.

Upstairs

Entrance door opens to small lobby area with a king bed room (could be two twins) to the left with views over the Umbrian Hills to the medieval town of Todi, and anther king bed room (could be two twins)  to the right. There is a shared bathroom between the rooms with a tub/shower.  Stairs lead down to:

Downstairs

Living room/ dining room with full kitchen at one end and at other end a set of French doors opening to private gravel patio and driveway and views west over the valley towards Todi.

A large king bed room (could be twins)with French doors to gravel patio with lovely views west towards Todi and ensuite bathroom with walk- in shower. There is an additonal washer and dryer in an alcove.

*Notes for mildly disabled: No steps to enter or exit this bedroom. Doors accommodate most wheelchairs. There is no step into the living room/kitchen or the bedroom. The whole floor is on one level, which is level with the driveway entrance. If needed a person can exit the front door and walk or be wheeled or driven to the main house or to pool area by the gravel road. (Not that easy for a pushed wheelchair on gravel but an electric one is fine)

Ideas: perfect for a family with up to four children as parents can sleep downstairs and children upstairs. The living room off the lower bedroom has two queen sized sofa beds. Kitchen is handy for mid-night snacks, early morning coffee or any cooking.

Another idea is to lock to lower bedroom door isolating it from the rest of the guest house as it has a separate entrance, and turn the rest of the whole house with four single beds upstairs and 2 sofa beds downstairs over to teenage friends.
